Bordering the Catskill and Central Leather Stocking Regions, we are one hour southwest of Albany, one hour northeast of Binghamton, and just three and a half hours northwest of New York City.

                           Payment

We accept credit cards and cash, 

We require a deposit of 50% per room upon reservations, and payment balance charged upon arrival date.

Full payment and an additional $25.00 required to reserve a one night stay .

Refunds

We gladly refund your deposit, with two week notification only, less a service fee of $25.00 per night per room . No refunds for no shows or early departures.

                            Amenities

Solar heated swimming pool, large hot tub in spa room, Big screen TV, VCR & DVD also available. Enjoy outside seating on our covered front wrap around porch or soak up the sun  poolside.

House Policies

Because our Golden Retriever P J owns the home, we cannot accept pets.

Smoking is permitted outdoors only.

 Well behaved children are welcome.

Special arrangements may be made.
