      Bordering the Catskill and Central Leatherstocking Regions, we are one hour southwest of Albany, one and a quarter hours northeast of Binghamton, and three and one-half hours northwest of New York City. Enjoy observing wildlife in their natural habitat, as well as our resident duck family, great blue heron, and two bald eagles that visit frequently.  Choose from three of our very cozy and comfortable rooms.

House Policy

Because our Golden Retriever T-Ko expects all the attention, we cannot accommodate pets. No exceptions.

 

Non smoking establishment.

 

Well supervised children welcome and they absolutely love it here. They are welcome to feed the duck.

 

Cancellations must be made 4 weeks prior to receive a refund. $25.00 cancellation fee.

Late departure will be charged half day for 1-2 hours late and full day for 2 plus hours late, as our rates are for 11 am departure. Unless earlier agreed upon, we are flexible when possible.

From the New York City area:

NYS Thruway to exit 19 Kingston.

Take Rte. 28 West to Shandaken to 42 North for 11 mi. to Lexington.

Take 23A to 23 West past Stamford 9 miles to Butts Corners.

Turn right, go .4 mi turn right on Vanduesen Road

OR, take NYS Thruway to exit 21 Catskill

Stay on Rte. 23 West to Butts Corners.  Follow as above.

From the East:

Mass. Turnpike (I-90) to 87 North to Albany to
I-88 to Schenevus Exit 18.

Make left onto CR 56 take left on CR 41 which becomes Garvey Road.  Turn left on Parks Hill Road and Turn Right on CR 9 make left on to Vanduesen Road to the

Middle Brook B & B.

From the South/West:

I-88 East from Binghamton for 1 hr. to Oneonta exit 15 onto Rte. 23

East 9 Miles to Butts Corners.  .4 miles make right on Vanduesen Road
